Common questions from landlords

How do I manage multiple properties?
You can set up a separate recurring template for each property. Each template can have its own tenant, amount, GST setting, and invoice number series. Blackbird handles all of them automatically.
Can I update the rent amount on lease renewal?
Yes. Simply edit the recurring template with the new rent amount. Blackbird will use the updated amount from the very next generation date.
Do tenants need to install anything?
No. Each receipt is a PDF with a UPI QR code, to send on WhatsApp or by email. Tenants don't need a Blackbird account or any app.
Is GST correct for residential rental?
Residential rent is exempt from GST under the CGST Act. Blackbird will create a Bill of Supply (exempt from GST) for residential rental income automatically when you set the GST rate to 0%.
What about commercial property GST?
Commercial rent attracts 18% GST. Blackbird generates a proper Tax Invoice with CGST and SGST (or IGST for inter-state) breakdown. You can also configure reverse charge if applicable.
